Where to stay on 30A for Songwriters Festival weekend

For a small group heading to the 30A Songwriters Festival over Martin Luther King weekend in January, the short answer is a townhome or a three-bedroom house in Santa Rosa Beach rather than a condo on the Gulf. January is the quietest stretch of the year along this coast, which is exactly why the festival sits there, and a three-bedroom with a full kitchen and real parking will usually land closer to your $150 to $250 target than a beachfront unit will. We manage homes in Santa Rosa Beach that fit a group of four to twelve, and the ones below are the ones I'd put in front of you first. Rates move with the calendar and festival weekend books early, so treat the target as a target: send us your dates and we'll quote them directly.
What a festival weekend actually asks of a house
Parking and a kitchen. That's most of it.
The festival spreads across dozens of venues along the 24-mile run of Scenic 30A, from the Seaside Amphitheater down to Rosemary Beach Town Hall, with Grand Boulevard at the western end and bayfront rooms like North Beach Social in Santa Rosa Beach itself. You will be moving between them, often at night, often after a drink. That means two things for the house you pick: enough legitimate parking spaces for however many cars your group brings, and somewhere to eat that isn't a restaurant, because every restaurant on 30A is also a venue that weekend and the good tables are spoken for.
The other thing January changes is what you'll actually use outdoors. Nobody is swimming. A hot tub and a fire pit earn their keep in a way they simply don't in July, and a screened or covered patio becomes the place the group ends up at midnight, comparing which set was better.
The homes I'd shortlist
Four properties in Santa Rosa Beach cover most versions of this trip.
The Blue Pelican is the one I'd look at first for a group of eight to twelve. It's a three-bedroom house near Blue Mountain Beach that sleeps twelve, with a king suite on the main floor for anyone who'd rather not do stairs after a long night. It comes with a six-seater golf cart and four adult bikes, which matters more than it sounds: the Timpoochee Trail runs paved alongside 30A, and a cart means the group splits between venues without anyone negotiating designated-driver duty. The community pool is heated October through December, so in January think of the hot tub and the fire pit pavilion instead. No pets here.
Santa Rosa Retreat is a three-bedroom, two-and-a-half-bath townhome sleeping ten, set in a quiet neighborhood near Grand Boulevard, which is itself on the festival venue map. There's a king suite, a queen room, a full-over-full bunk room and a pullout downstairs, a patio for morning coffee, and a desk if someone in the group is working Friday. It takes dogs for a fee, and it keeps a large kennel and board games on site. Parking is capped at two vehicles, including a garage space, so this one works best if your group carpools in.
J and B Coastal Retreat suits five to seven people who want the per-head number down. It's a two-bedroom townhome in Cassine Gardens, a shaded, low-rise community off 30A in Seagrove with two pools, tennis courts and wooded paths. A king primary with its own bath, a full-over-full bunk room, a twin ottoman sleeper in the living area, and two and a half baths across the place. The community caps parking at two vehicles per unit and enforces it, and there are no events permitted, so this is a house for listening to music elsewhere and sleeping well, not for hosting the afterparty.
Pelican's Perch is the four-person answer, and for two couples it's arguably the best-placed property we have for this particular weekend. It's a renovated studio in Gulf Place with a queen Murphy bed and a queen pullout, an oversized balcony over the shops and artist booths, deeded beach access across the street, a hot tub and an elevator. Gulf Place is a walkable pocket of restaurants and live events, which is a real advantage when you've seen three sets and don't want to drive. Four is the ceiling, though, and it's one bathroom.

Nightly rates across our Santa Rosa Beach homes have run roughly $100 to $350 before taxes and fees depending on home and dates, and a holiday weekend in the middle of festival season is not an average weekend.
How the money actually works out
The number that matters isn't the nightly rate, it's the all-in total divided by the nights and then by the people. A twelve-sleeper quoted above your per-night target can land well under it once you split it eight or ten ways, and a studio quoted under your target can work out worse for four people than a townhome does for seven.
When you ask us for a quote, ask for the whole picture: nightly rate, taxes, cleaning, any minimum-stay rule on the holiday weekend, and the pet fee if a dog is coming. Minimum stays tighten around MLK weekend. If your dates are flexible by a night in either direction, say so when you write, because that flexibility is often worth more than anything else you can tell us.
One cost that disappears on this trip: dinner. Every home here has a full kitchen, and we leave starter essentials so you're not buying dish soap and toilet paper at eleven at night. Groups that cook two of their four dinners usually find the house pays for the difference.
What to tell us when you write
We're a small, locally managed operation, and you'll be dealing with Ali, Nicolle and Luke rather than a call center. Booking direct means no platform layer between you and the people who know which house is right. Give us:
- Your exact arrival and departure dates, and whether you can shift by a night
- Headcount, and how it splits into couples, singles and kids
- How many cars are arriving
- Whether a dog is coming
- Whether anyone needs to avoid stairs
That last one comes up more than you'd expect with festival groups, and it's why a main-floor king suite is worth asking about rather than discovering on arrival.
The rest of the weekend
You will have daylight hours to fill, and January on this coast is the best hiking weather of the year. Point Washington State Forest sits just inland with 27 miles of trail through pine, and the Longleaf Greenway Trail runs nearly eight miles of it as a linear hiking and biking path. Grayton Beach State Park, on Main Park Road, has two trail systems totaling just over six miles, opens at eight and closes at sunset, and charges a few dollars per car. The Longleaf Trail connects to the main Point Washington trailhead along CR 395, giving you a nine-mile loop or a shorter linear hike if you leave a car at each end.
Or take the bikes. The Timpoochee Trail is paved the length of 30A and connects Seagrove, Seaside, WaterColor and Grayton, and riding between venues in the afternoon beats parking at any of them.

And the beach is still there. It's too cold to swim and emptier than you'll ever see it, which is its own argument for coming in January.
