Where to stay on 30A for easy days at Grayton Beach State Park

Short answer: stay in Seagrove, Blue Mountain Beach, or Gulf Place. All three sit on Scenic 30A within a short drive of Grayton Beach State Park, which opens at eight and runs to sunset at 357 Main Park Rd in Santa Rosa Beach. We manage homes in each of those pockets, and the choice between them has less to do with the park than with how many of you there are and whether you want to drive at all once you've arrived.
Here's the thing most people planning this trip miss: Grayton is a day trip, not a doorstep. You'll go for the dune lake and the trails between Western Lake and the Gulf, then come back to a beach access you can walk to. So pick the home for the walk, not the park.
The one decision that sets the whole week: how you get to the sand
Everything on 30A runs along a single two-lane road, and the Timpoochee Trail runs beside it for miles, connecting Seagrove, Seaside, WaterColor and Grayton. Bikes beat cars for almost everything here. Beach-access parking fills by mid-morning in spring and summer, and a family that has to load a car for every beach day will spend the week in a parking lot.
So the useful question isn't which home is nearest the park entrance. It's whether your home puts a beach access inside walking distance, or gives you a golf cart and bikes so the car can sit in the driveway. Our homes split fairly cleanly along those lines.
Four homes, four different trips
J and B Coastal Retreat — a small family or two couples. A two-bedroom townhome in Cassine Gardens, a shaded, residential pocket of Seagrove off Scenic 30A. Two community pools, tennis courts and wooded paths, and no resort machinery. Sea Grove One beach access is minutes away. Cassine Gardens has no deeded beach access, which is exactly why biking matters here: there are bike racks outside the units, parking in front of the door is capped at two cars, and the HOA enforces it. Sleeps seven, with a full-over-full bunk for kids and a crib if you need one. It has held a perfect guest rating across close to fifty stays.
The Blue Pelican — the no-car week. Three bedrooms but sleeping twelve, in Blue Mountain Beach, with a six-seater golf cart and four adult bikes included. That combination is rarer than it sounds, and it's what makes this house work for a group that wants to cruise to dinner rather than hunt for a space. The community pool is heated October through December, which changes what a shoulder-season trip feels like, and there's a hot tub and a fire pit pavilion. Blue Mountain Beach access has restrooms, outdoor showers and both vehicle and bike parking. Point Washington State Forest trails, directly across 30A from Grayton Beach State Park, are the other thing this house is positioned for. No pets.
Santa Rosa Retreat — the dog comes. Three bedrooms, sleeps ten, pet-friendly for a fee, and stocked with eight beach chairs, two umbrellas, two pack and plays and a high chair. If you've ever priced beach chair rentals for a week, that list is worth more than it looks. The nearest access here is Topsail Hill Preserve State Park, west along 30A toward Dune Allen, where elevated boardwalks lead over the dunes and a tram runs down to the sand. Beach wheelchairs are free at the ranger station. Note that Topsail's beach doesn't allow animals, so the dog stays home for that one. It's the most-reviewed of these homes by a distance and barely off a perfect score.
Salty Days — the whole extended family. Five bedrooms, every one a king suite with its own bathroom, sleeping fourteen in Old Seagrove with a private pool, a fenced yard, six bikes and parking for six vehicles. Two of the king suites are on the ground floor, which matters if grandparents are coming. Scenic 395 beach access is a five-minute walk. Pets are welcome. The detail that decides it for a reunion: the house next door takes another fourteen, so a group of twenty-eight can split across two kitchens and still eat together.
If there are just two of you
Take Pelican's Perch. It's a renovated studio in Gulf Place with a queen Murphy bed and a pullout, sleeping four, and deeded private beach access directly across the street with a code we give you at check-in. Three seasonally heated pools, a hot tub, tennis and pickleball courts, and an elevator up to the door. The balcony looks down over the Gulf Place shops and artist booths, which is either the best or worst thing about it depending on whether you like noise; we find most guests sit out there all evening. Shunk Gulley is right there for dinner. Of everything we manage, this one has the longest review history, and it keeps earning it.
Gulf Place also puts you at the west end of 30A, so the park is a drive east rather than a walk. For a couple without a beach-gear problem to solve, that trade is easy.
Making the park day actually work
Grayton Beach State Park charges a few dollars per carload and opens at eight. Go early. The two interpretive nature trails run between Western Lake and the Gulf, and there's a blue-blazed multi-use trail on the north side of the road if you want distance. Cyclists have an off-road loop through the woods as well as the paved Timpoochee Trail along 30A.
A few things worth knowing before you set the alarm:
- Bring your own chairs. Our homes that stock beach gear save you a morning of logistics; Santa Rosa Retreat and The Blue Pelican both keep gear on site.
- The Red Bar is five minutes from the park, in Grayton village. Also within a mile: Grayton Seafood Co., Chanticleer Eatery, Borago, Beach Camp Brewpub and Fish Out Of Water. Black Bear Bread Company on Logan Lane is the morning stop.
- Seaside is a mile or so east along 30A, close enough to bike on the Timpoochee.
- Two more parks bracket Grayton. Deer Lake sits east past Seagrove, Topsail Hill west toward Dune Allen, each roughly ten minutes away. Three dune-lake parks in one week is a genuinely good itinerary and almost nobody does it.
Booking it
We're a small, locally managed outfit with twenty-seven homes around Santa Rosa Beach, and Ali, Nicolle and Luke answer messages themselves at whatever hour you send them. Every home is stocked with starter essentials so you aren't buying toilet paper and dish soap on night one. Booking goes direct, with no platform in between.
Tell us your dates and how many of you there are, and we'll tell you which of these actually has the week open. Capacity is the thing people get wrong most often: a three-bedroom here can sleep twelve, and a five-bedroom can sleep fourteen with everyone in their own bathroom. The bedroom count is a poor guide to whether a house fits your group.
