Four-bedroom houses on 30A: two that actually fit
Two homes in our Santa Rosa Beach collection have exactly four bedrooms: Sandy Palm Cottage near Gulf Place, listed to sleep twelve, and Mojito House in Dune Allen, listed to sleep ten with a private pool and Gulf views from the top floor. A third, Stress Reliever, is a four-bedroom in NatureWalk that sleeps eleven. Everything after that is a five- or six-bedroom, and if your group is twelve people, it's worth reading on, because the bedroom count is probably not the number that should be deciding this.
Here's why. Sandy Palm Cottage sleeps twelve across four bedrooms. Between the Blues also sleeps twelve, but across five. Same party, same beach, completely different sleeping arrangement: one house asks four adults to share a bunk floor, the other gives four couples a king and a bathroom each. People search by bedrooms because it's the field the booking sites give them. What they actually mean is "we are twelve and we don't want anyone sulking about the sofa bed."
Sandy Palm Cottage, if the plan is to walk everywhere
This one sits in a quiet residential pocket a short distance from Ed Walline Regional Beach Access and Gulf Place, which means the day can start without a car. Ed Walline is the full-service end of the 30A beach accesses: ample parking, restrooms, picnic shelters, bike racks, seasonal lifeguards, a viewing tower. Four bikes come with the house, and Gulf Place Town Center is close enough to walk to for dinner.
Inside, it's three and a half bathrooms, a California king primary suite on the ground floor with a jetted tub, a second-floor family suite with two kings, a queen room, and a bunk room with full-over-full bunks and an arcade game in the corner. That bunk room is the honest reason this house reaches twelve. If your twelve includes six kids, the layout is excellent. If your twelve is six couples, look at Between the Blues instead.
Two details I'd flag: there's a crib in the house, which saves a family with a baby from hauling a pack-n-play through the airport, and the patio grill is a charcoal Weber, so bring charcoal. Guests also get access to the Gulf Place pools, hot tub and private beach access with amenity passes, which we hand over at check-in. Parking runs two to three exterior spots depending on how big your vehicles are.
Mojito House, if you want a pool and a quieter end of 30A
Dune Allen sits at the western end of Scenic 30A, and it's the stretch people pick when they've done the Seaside crowds once and decided against a repeat. Mojito House is three stories there, four minutes' walk to the Dune Allen beach access, with a private pool in the garden and Gulf views from the third floor.
The layout rewards a family with teenagers or a group with one early-rising faction. King primary on the second floor with a soaking tub and balcony. Two queens on the first, sharing a Jack-and-Jill bath. Then the third floor: a bunk room with a twin-over-full and a trundle, opening onto its own living room, TV and kitchenette. Kids can be entirely self-governing up there while the adults have the main floor. It's two and a half bathrooms for ten people, which is the trade for a house this size with a pool of its own.
What's around it is genuinely good. Topsail Hill Preserve State Park is close by on West Scenic 30A, with sixteen hundred acres of trails and two coastal dune lakes, and the Stallworth Preserve trails are nearby too. Goatfeathers does fresh scallops, oysters, grouper and whatever came in that day, and it's the kind of place you end up at twice in a week. Gulf Place is a short drive east for coffee and live music.
Stress Reliever: the fourth bedroom, and eleven beds
In NatureWalk, this four-bedroom sleeps eleven and comes with beach access, a golf cart and bikes, plus the community pools and trails that neighbourhood is built around. There's a crib, a fireplace and free parking. It's the straightforward family pick of the three fours: less architectural drama than Mojito House, no Gulf Place walk like Sandy Palm, but a quiet, green setting with a lot of bike path at the end of the driveway.
When five bedrooms is the better answer to a four-bedroom search
If your group is twelve and the adults outnumber the kids, this is where I'd push back on the search filter.
- Between the Blues, Summer's Edge in Seagrove. Five bedrooms, sleeps twelve, four and a half baths. Four true king suites, each with its own bathroom, plus a dedicated bunk room with four twins and its own half bath. Private deeded beach access about a minute's walk down a private trail, two community pools, four bikes, and Greenway Station within walking distance for coffee. Baby gear is stocked: high chair, pack-n-play, stroller. One serious caveat, and we're strict about it because the HOA is: only two vehicles may park at the home, no street parking at all. Carpool. Most guests park once and don't touch the car again.
- Salty Days, Old Seagrove. Five bedrooms, sleeps fourteen, five full baths plus a half, and every bedroom is a king suite including two on the ground floor for anyone who shouldn't be doing stairs. Private pool, fenced yard, twenty-two-foot ceilings, six bikes, parking for six vehicles, and the Scenic 395 beach access about five minutes on foot. Dogs are welcome for a fee. There's a golf cart on site available to rent by the day. The house next door takes another fourteen if you're two families who want to be neighbours rather than roommates.
- SeaCroft Soleil, Sea Croft Cottages near Gulf Place. Six bedrooms, seven baths, sleeps fourteen across three floors, with a private pool, hot tub, outdoor kitchen and a game lounge with ping pong, air hockey and foosball. Six bikes, a six-seater golf cart, beach chairs and an umbrella. Ed Walline is about half a mile. Heating the pool and hot tub needs three days' notice and costs extra per night. Parking is the constraint here, not space.
The things that decide a 30A house, in rough order
Parking first. Not the romantic answer, but it's the one that ruins trips. Summer's Edge was laid out before three-row SUVs existed and enforces its rules with towing. Sea Croft includes driveway parking for a few cars and nothing more. Salty Days takes six vehicles, which for a fourteen-person group travelling from several directions is worth more than another bathroom.
Then how you'll reach the sand. "Walk to the beach" covers a range here. Between the Blues has deeded access down a private trail, about a minute from the door. Mojito House is four minutes to the Dune Allen access. Salty Days is five to Scenic 395. Sandy Palm uses Ed Walline, the big regional access with the lifeguards and restrooms, which matters more with small children than any amount of square footage.
Then the pool question. A private pool means the afternoon has somewhere to go when everyone is sunburned and the toddler won't nap: Mojito House, Salty Days and SeaCroft Soleil each have one. Between the Blues doesn't, but Summer's Edge has two community pools, and Sandy Palm guests use the Gulf Place pools and hot tub with amenity passes.
Bikes are the one amenity that changes the shape of a week here. The Timpoochee Trail runs along 30A, and once you've ridden to dinner instead of hunting a parking space, the car stays where it is. Sandy Palm has four, Between the Blues four, Salty Days and SeaCroft six each.
Everything else is table stakes in these houses: full kitchen, washer and dryer, Wi-Fi, outdoor shower in most of them. Worth noticing anyway, because a group of twelve generates laundry at a rate that makes a second machine a genuine amenity. Salty Days has two laundry rooms, SeaCroft the same.
How to actually pick one
Count your adults before you count your bedrooms. If the answer is four couples and some kids, Between the Blues or Salty Days will feel twice the house that a four-bedroom does at the same headcount. If it's one or two families with young children and the plan is to walk to the beach and the shops, Sandy Palm Cottage does exactly that job, crib included. If what you want is a pool, Gulf views and the less-trafficked western end of the road, Mojito House.
We're local, we manage these homes ourselves, and you can book direct with us rather than through a platform. Message us with your dates and your actual group makeup, how many adults, how many kids, how many cars, and we'll tell you which of these fits and which doesn't. Occasionally the answer is a house we haven't put on this page.
